Estate Management & Concierge for Large Properties
Once a property has grounds, outbuildings, multiple systems and staff, it stops being a house to manage and becomes an estate to run. That needs an estate manager, a concierge function and a controlled contractor list.
Discuss estate management
Tell us the size of the estate, the buildings on it and any staff already in place.
The estate management function
- Asset register for every building, system and vehicle, with service intervals and warranty dates
- Planned preventative maintenance calendar covering plant, grounds, drainage and roofs
- Contractor framework: vetted, insured, rate-carded, with commission disclosed
- Compliance across multiple structures — electrical, gas, fire, water hygiene, lifting equipment
- Capital works planning with a rolling five-year cost forecast
The concierge function
Concierge is the day-to-day layer: access, deliveries, guest preparation, seasonal opening and closing, and being the person contractors and staff answer to when the owner is away.
- Keyholding, access control and contractor supervision on site
- Preparation before arrivals and closing down after departures
- Supplier and household account management
- Incident response with a documented escalation route
Reporting and control
Every estate we run has one monthly pack: works completed, works due, compliance status, spend against budget and anything that needs an owner decision. Nothing is bought above the agreed threshold without a written instruction.
Frequently asked questions
What does an estate manager do?
Runs the property as an operation — maintenance planning, compliance, staff supervision, contractor control and budget reporting — so the owner makes decisions rather than chasing trades.
Do you provide concierge staff on site?
We can place and supervise on-site staff, or provide a visiting estate manager where a permanent presence is not needed. Both are quoted as a fixed monthly retainer.
Can you manage an estate with several buildings?
Yes. Multi-building estates are managed from a single asset register and one maintenance calendar, with compliance tracked per structure.
How is the fee structured?
A fixed monthly retainer based on the number of buildings, plant on site and staff supervised. Capital projects are quoted separately with a written scope.
