    The RICS service charge standard

    The RICS professional statement on service charges in commercial property sets mandatory requirements: budgets issued at least a month before the year starts, reconciled accounts within four months of year end, and no recovery of costs relating to void units beyond the landlord's fair share.

    Occupiers on industrial estates challenge apportionment more than any other asset class, usually because the split was inherited and never re-based. We re-base apportionments on floor area or benefit received and publish the basis to every tenant.

    Frequently asked questions

    Do you manage single-let industrial as well as multi-let?

    Yes. Single-let FRI assets need much lighter management — lease event monitoring, compliance oversight and inspections — and we price them accordingly rather than charging a multi-let fee.

    How is the estate service charge apportioned?

    Usually by floor area, sometimes by benefit received where a cost only serves part of the estate. We publish the apportionment schedule with the budget so tenants can see the basis.

    Can you take over mid-year from another agent?

    Yes. We take the budget, the ledger and the year-to-date expenditure across, reconcile to the handover date and issue a clean reconciliation at year end.
