The compliance side most operators get wrong
In London, the Greater London Council (General Powers) Act limits short lets of an entire residential dwelling to 90 nights per calendar year without planning permission for change of use. Platforms enforce this, but responsibility sits with the owner.
Fire safety is the bigger exposure. A serviced apartment is treated as sleeping accommodation: it needs a suitable fire risk assessment, interlinked detection, safe escape and, in many cases, emergency lighting and signage. Leases frequently prohibit short lets outright — we check the lease before onboarding, not after.
