What luxury home management actually covers
Luxury residential property management is a service contract, not a letting arrangement. Most of our clients are owner-occupiers, non-resident owners or family offices who want one accountable person responsible for the condition of the house.
- Planned preventative maintenance for plant: MVHR, comfort cooling, lifts, pools, wine rooms, generators and water treatment
- Household staff coordination — housekeepers, nannies, drivers, gardeners — including rota, payroll liaison and vetting
- Security oversight: alarm and CCTV contracts, keyholding, dry-run response and contractor access control
- Compliance for the building: gas, electrical, lift LOLER, legionella, fire detection and insurance conditions
- Contractor procurement with three quotes over an agreed threshold and commission disclosed in writing

Empty and seasonally occupied houses
A high-value house standing empty is an insurance problem before it is a maintenance problem. Most prime policies carry unoccupancy conditions — inspection frequency, water isolation, heating minimums — and breaching them quietly voids cover.
We run documented unoccupancy inspections with photographs, so there is evidence the conditions were met if a claim is ever made.
Fees
Luxury home management is quoted as a fixed monthly retainer based on the size of the property, the plant on site and the number of staff, not as a percentage of rent. Let residences are quoted separately as a management percentage.
You get a written scope with the quote, so you can see exactly what sits inside the retainer and what is billed as a project.

Do you manage homes that are not let?
Yes. Most of the residences we manage are owner-occupied, used seasonally or held empty. Management is charged as a monthly retainer rather than a percentage of rent.

Yes. We take on rota management, supervision and contractor liaison for existing staff, and work alongside the client's payroll provider or family office.
