How Much Does Property Management Cost in the UK? (2026)

UK property management fees vary more than most owners expect — and the "headline" percentage is rarely the number that matters. This guide breaks down what UK property management actually costs in 2026, by property type, and covers the add-on fees most owners don''t spot until they see their first statement.

Quick answer: for standard residential lets, expect 8-12% of gross rent. HMOs run 10-15%. Luxury and prime residential is often quoted on a fixed retainer of £400-£1,500+ per month. Commercial sits at 3-8% of gross rent. Watch for markups on contractor invoices, tenant-find fees, renewal fees and inspection charges — those are where the real numbers hide.

UK Property Management Fees by Property Type

    Standard Residential Lets (Single BTL)

Typical range: 8-12% of gross rent per month, plus a separate tenant-find fee (often 50-100% of one month''s rent) charged at the start of each tenancy. Some firms bundle tenant-find into the management fee at a higher headline percentage; others separate them. The bundled model is usually cheaper for landlords with long-term tenants; the separated model is cheaper for landlords with high turnover.

    HMOs (Houses in Multiple Occupation)

Typical range: 10-15% of gross rent. HMOs cost more to manage because they have more tenants per property, more compliance overhead (HMO licensing, additional Fire Risk Assessment, more frequent inspections), and higher wear-and-tear on shared spaces. A well-run HMO manager earns their fee — a badly-run one loses you the difference in voids and licensing problems.

    Luxury & Prime Residential

Typical range: 10-15% of gross rent for let property, or £400-£1,500+ per month fixed retainer for owner-occupied residences. At high property values, percentage-of-rent becomes uncomfortable quickly (10% of £15,000 monthly rent is £1,500) so many owners prefer a fixed retainer that reflects actual work rather than rent value. See our luxury property management service for how we structure this.

    Blocks (Freeholders, RMCs, RTM)

Typical range: £150-£350 per flat per year for block management, invoiced through the service charge. Blocks are priced per unit rather than percentage-of-rent because block managers don''t collect rent — they collect service charge. Larger blocks generally get a lower per-unit rate.

    Commercial Property

Typical range: 3-8% of gross rent collected, or a fixed annual retainer for single-let buildings. Multi-let commercial assets sit at the higher end because of service charge complexity; single-let assets sit at the lower end. See our commercial property management service for full detail.

The Add-On Fees to Watch For

The headline percentage is usually only 60-80% of what you''ll actually pay. The rest lives in the add-on fees. Ask specifically about each of these before signing:

    • Tenant-find / letting fees: 50-100% of one month''s rent, one-off per tenancy
    • Renewal fees: often 50% of one month''s rent or a fixed £150-£350 when a tenant renews
    • Inspection fees: £60-£150 per inspection above a stated frequency
    • Inventory & check-in / check-out: £150-£350 depending on property size
    • Deposit registration: often small (£30-£50) but sometimes charged per tenancy
    • Contractor invoice markup: some firms mark up trade invoices 10-20% before passing them on — the single biggest hidden cost. Ask specifically: do you mark up contractor invoices?
    • Insurance claim handling: often 10% of settlement
    • Major-works project management: typically 7-10% of works value
    • Court and eviction fees: variable — some firms charge a flat fee, others charge hourly
    • Exit fees: some firms charge to release paperwork or transfer tenancy — this should be zero

What Should You Actually Be Paying?

The right question isn''t "what is the lowest fee" — it''s "what is the total annual cost, including add-ons, for the level of service I need". A firm charging 8% with 15% contractor markup and £300 quarterly inspection fees costs more than a firm charging 12% with no markup and inspections included.

Ask any prospective firm for a fully-loaded annual quote: 12 months of management fees, expected tenant-find or renewal fees, expected inspection fees, expected contractor markup on a typical annual maintenance spend. That number is the one to compare.

    Fixed Retainer vs Percentage-of-Rent

Percentage-of-rent aligns the manager''s income with the property''s income — good in principle, but at high rent levels the manager gets paid more without doing more work. Fixed retainers price the actual work rather than the rent value. For luxury property, small portfolios or owner-occupied residences, fixed retainers usually make more sense. For standard-value single BTLs, percentage-of-rent is usually simpler and cheaper.

    Getting a Quote

We quote fixed itemised fees after a short property review — you see exactly what''s included, what''s charged separately, and what a fully-loaded annual cost looks like. No percentage surprises and no contractor markup. Book a call to discuss your property.
