What should be included, and usually is not
- Rent demands, collection and arrears chasing up to the point of formal recovery
- Service charge budget, reconciliation and year-end certification
- Contractor procurement, site inspections and a documented PPM plan
- Insurance placement, reinstatement valuation review and claims handling
- Lease event diary: breaks, reviews, expiries, and rates mitigation on voids

One written proposal that names the management fee, the service charge management fee, and every fee that could arise during the year. If it is not on the proposal we do not charge it.
Commission on insurance and on contractor works is disclosed in cash terms, not as a percentage buried in a schedule.
Frequently asked questions
Is the commercial management fee recoverable through the service charge?
The service charge management fee is normally recoverable where the lease allows it. The landlord's own asset management fee is not, and mixing the two is one of the most common causes of tenant challenge.
Is a fixed fee better than a percentage?
For a single-let or low-rent property a fixed fee is usually cheaper and more predictable. For multi-let buildings a percentage aligns cost with workload.
Do you charge for taking over from another agent?
No. Handover, records collection and the opening audit are part of the onboarding.
