Licensing and compliance
Most student houses are HMOs. Mandatory licensing applies to properties let to five or more people forming more than one household, and many councils run additional licensing schemes that catch three- and four-bed properties too.
Licensing conditions bite on room sizes, amenity ratios, fire doors, detection and escape routes. An unlicensed HMO exposes the landlord to a rent repayment order of up to twelve months' rent and a civil penalty of up to £30,000 per offence.

Frequently asked questions
Do you manage single student houses or only portfolios?
Both. Single houses are managed on standard HMO terms; portfolios of ten beds or more get bed-level reporting and a dedicated cycle plan.
What happens if a student drops out mid-year?
Under a joint and several group tenancy the remaining tenants stay liable, and we work with them to find a replacement. On individual room contracts we re-market the room immediately.
Do student lets need an HMO licence?
If five or more unrelated occupants share facilities, mandatory licensing applies. Many councils also operate additional licensing that captures smaller shared houses — we check the specific scheme in each city.
